How does DSCR qualifying work?

Lenders calculate the ratio of the property's gross monthly rent to its monthly debt obligation (mortgage payment + taxes + insurance). A ratio of 1.0 means the rent covers the payment. Most DSCR lenders want 1.0 to 1.25, though some go lower. Your personal income simply isn't part of the equation.

What's the catch?

Rates are typically 1-2% higher than conventional investment property loans, and down payments are usually 20-25%. The tradeoff is speed, simplicity, and the ability to keep scaling โ€” there's no limit on how many properties you can finance the way conventional loans cap you at 10.

Can I close in an LLC?

Yes โ€” and many investors do specifically for this reason. Closing in an LLC keeps the loan off your personal credit and can offer liability protection. Personal guarantees are still required by most lenders.
