Who qualifies for a VA loan?

VA loans are available to veterans who served the minimum required active duty (typically 90 continuous days during wartime or 181 days during peacetime), active duty service members, National Guard/Reserve members with six years of service, and surviving spouses of veterans who died in the line of duty. How is the VA loan different?

Three big advantages: no down payment required, no monthly mortgage insurance, and the VA caps how much lenders can charge in closing costs. The tradeoff is a one-time 'funding fee' (1.25% to 3.3% of the loan), which can be rolled into the loan and is waived entirely for veterans with service-connected disabilities.

Can I use my VA benefit more than once?
